CENTENNIAL WALK

Centennial Walk is a new mixed-use development in the heart of east Roswell, Georgia, which is designed to bring together retail, commercial, and residential spaces. The development encompasses 27 acres and will include 159,900 square feet of retail, outparcel commercial, and office space, as well as 167 residential units made up of condominiums and townhomes at 6 units to the acre. The project was allowed a higher residential density by the City in part by setting aside 41 percent of the project for greenspace and hiding parking below ground, where grades would allow.

A key design concept for the development is the creation of a main street, which serves as the central hub of the development. This main street features shops and offices that front sidewalks and streets with on-street parking, and is anchored by strong architecture fronting a roundabout with a fountain. This design concept was favored by both the developer and the surrounding neighborhoods as it creates a vibrant and active community space.

TSW, a professional planning and landscape architecture firm, has been the design lead for the entire 27-acre master plan, greenspace design, Roswell Historic Overlay Compliance, and the architecture of the Main Street Buildings, which comprises the first phase of the development. The Main Street commercial buildings are a unique blend of one, two-story and three-story retail type buildings, some on grade and some split levels with entrances from both the parking lots and the Main Street. The building styling hearkens back to traditional forms found in Roswell but with a modern interpretation, which creates a sense of continuity and connection with the surrounding area.
