Atlanta, Georgia

Loring Heights is a diverse neighborhood featuring a mix of land uses. Its core includes over 300 single-family homes ringed with multifamily, industrial, and commercial areas housing an additional 900 units. The neighborhood’s proximity to I-75, Northside Drive, Atlantic Station, and the proposed Atlanta BeltLine means that it is likely to experience redevelopment pressure in the coming decades, particularly in its multifamily, commercial, and industrial areas.

For change to occur in a way that does not jeopardize the quality of life for existing residents, Loring Heights Neighborhood Association (LHNA) retained TSW to create a community-based plan to guide, rather than simply react to, growth. It calls for doing so in a way that preserves and builds on area strengths, addresses challenges and weaknesses, and takes full advantage of Loring Heights’ potential.

Through an open and inclusive effort to explore future possibilities, TSW prepared a neighborhood plan that calls for:

  • Preserving and enhancing the single-family core with sidewalk upgrades, traffic calming, green infrastructure, and park enhancements.
  • Establishing a vision for appropriately-scaled redevelopment along Bishop Street, 17th Street, and Northside Drive, and providing detailed zoning changes to achieve it.
  • Improving bicycle and pedestrian connectivity within the neighborhood and to nearby areas, including detailed plans for a multi-use trail connection to Atlantic Station.
  • Prioritizing improvements and identifying how LHNA resources can be used to leverage additional funds.

Additionally, the plan includes policies that can be used to guide developers, the City of Atlanta, and LHNA in achieving the community’s vision in the coming years.
