PLAYA CONCHAL MASTER PLAN

Guanacaste, Costa Rica
TSW and Wilson Miller were tasked with creating a comprehensive master plan for the remaining 2,200 acres of Playa Conchal, a luxurious resort community in Costa Rica. The area already had a number of impressive features, including the 308-room Melia Conchal Hotel, an 18-hole Robert Trent Jones, Jr. championship golf course, a casino, and a conference center. The design team aimed to identify the best development opportunities for the remaining land.

After conducting extensive market research and exploring the property on foot and horseback, the team identified three distinct development opportunities: a Resort Village near the beach and existing hotel, an Active Adult Village set apart from the resort and beach, and a Traditional Costa Rican Village for local and employee housing.

To determine the best approach for the development, the team tested multiple master plan scenarios, taking into consideration the relationships between the village components and phasing requirements. The result of their efforts was a series of conceptual architectural design guidelines, illustrated in a series of perspective sketches. These guidelines ensured that the development would be cohesive and in line with the natural beauty and unique character of the area, while also satisfying the needs of potential residents and guests.
