PLAYA CONCHAL MASTER PLAN |

TSW, in collaboration with Wilson Miller of Naples, Florida, was commissioned to prepare a master plan for the remaining 2,200 acres of Playa Conchal, a resort community on the Pacific coast of Costa Rica. Prior development included the 308-room Melia Conchal Hotel, an 18-hole Robert Trent Jones, Jr. championship golf course, a casino and conference center. Based on extensive market research and site reconnaissance of this rugged property (on foot and on horseback), the design team identified three separate development opportunities: a Resort Village, oriented to the beach and adjacent to the existing hotel: an Active Adult Village, segregated from the resort and beach by a pronounced ridgeline; and a Traditional Costa Rican Village, to serve the local and employee housing market. Multiple master plan scenarios were tested to optimize the relationships between these village components and satisfy rigorous phasing requirements. TSW also provided conceptual architectural design guidelines, illustrated in a series of perspective sketches. |
