Description:

TSW, a leading planning firm, provided planning and hardscape design services for Las Catalinas, a new seaside resort town under development in the Guanacaste region of Costa Rica. The town will cover around 1,200 acres and is designed to reflect the architectural and planning principles of historic Mediterranean coastal hill towns.

To develop the master plan for the town, TSW began with an extensive on-site reconnaissance and a week-long design charrette that brought together experts in planning, architecture, engineering, and economics to identify areas for development and preservation, establish the character and scale of residential and commercial development and architecture, and create transportation networks that minimize the need for vehicles.

The final master plan for Las Catalinas includes a series of beach and hill towns, each with its own unique identity based on topography and purpose. The main activity center, Beach Town, will be located on the prime beachfront of the site and will feature a wide range of retail, dining, entertainment, office, and recreational uses. To promote a pedestrian-friendly environment, the town will prioritize pedestrian access, but it will also provide for automobile access and parking. The residential options in Beach Town will be diverse and include hotels, apartments, and attached and detached dwelling, which will often be located above street-level commercial uses in multi-story buildings.

The development of Las Catalinas will not only provide a new tourist destination for visitors but also offer a new living experience for residents. The innovative design of the town will ensure that the development will be a unique addition to the region and will be appreciated for many years to come. The town will be a blend of the modern amenities and conveniences of the 21st century and traditional Mediterranean architectural styles, creating a perfect balance of old and new. With the goal of minimizing vehicular use, the town will also create a sustainable living environment and promote an active and healthy lifestyle for its residents.
