Description:

At Lytle Farm, TSW conceived a series of prototype single‑family homes that translate the community’s architectural guidelines into a cohesive, livable, and enduring residential streetscape. Rooted in the regional traditions of the Florida Panhandle, the prototypes draw from four carefully selected architectural styles—Florida Colonial Revival, Florida Craftsman, Coastal Style, and Spanish Eclectic—each adapted to contemporary living while reinforcing a strong sense of place.

Across all prototypes, the architecture emphasizes proportions, materials, and detailing that feel authentic rather than applied. Raised foundations establish a dignified presence and reinforce historical precedent, while generous front porches engage the street, encourage social interaction, and contribute to an inviting neighborhood rhythm. Vertically proportioned, traditionally styled windows—paired with cottage‑style doors and restrained trim—support the character of each style while maintaining consistency at the community level.

Material selection and massing were carefully calibrated to ensure variation without visual clutter. Changes in siding, shingles, or stucco occur vertically to maintain architectural integrity, and roofing forms are selected to reinforce each style’s lineage, from clipped gables and shake profiles to metal or tile roofs where appropriate. Garages are intentionally de‑emphasized through placement and design, allowing the primary architecture to shape the streetscape.

Equally important, the prototypes integrate contemporary expectations for comfort, performance, and sustainability. Requirements for green building certification, energy efficiency, and structured wiring were woven seamlessly into the designs, ensuring long‑term value and adaptability.
