TSW-designed Project to be Built in Marietta, GA

David Smith of Hedgewood Development, LLC, City of Marietta Mayor William B. Dunaway and local Councilwoman Betty Hunter gathered for the signing of a purchase contract for the City’s 8.08 acre Manget Redevelopment Site. The contract signing took place at Marietta City Hall on Thursday, June 16th at 5:00 p.m.. The purchase contract establishes the terms and conditions under which Hedgewood will proceed to apply for development approvals for the site. The projected closing date to transfer ownership of the assembled property to Hedgewood is October 1, 2005.

Following the contract signing, David Smith presented Hedgewood’s preliminary development plans at a neighborhood meeting held at the Cobb Central Library on Roswell Street. Councilwoman Betty Hunter organized the Loop Group meeting, where Smith spoke to neighborhood residents about Hedgewoods’ plan and vision for the Manget site. Neighborhood residents in attendance asked questions and offered comments concerning such matters as traffic impacts, building design and materials. The tone of the meeting was very constructive and Smith offered to meet with residents again to review the proposed site plan again before it is finalized and submitted to the City.

The selection of Hedgewoods’ 89 unit site plan was made after a month long proposal review process that included public presentations by proposers, staff level analysis of financial, design, infrastructure and engineering feasibility, as well as two neighborhood meetings to collect resident input and preferences. The redevelopment site is zoned Planned Residential Multifamily (PRD-MF), which gives property owners flexibility in site design and density while still complying with City tree, street and utility ordinances. The site’s existing blighted weekly rental apartment buildings will be demolished before the end of 2005, followed by site development and building construction in early 2006.
